Your person in Montenegro
Personal real estate support on the Montenegrin coast. Working with Montenegro since 2011.
My name is Raushan Valeev
I have been working with real estate in coastal Montenegro since 2011.
Over the years, Montenegro has become much more than a property market and a place where I work.
I know its coast, its different towns and neighbourhoods, the local property market and the practical questions that arise when someone decides to buy a property here.
Today, I work asa personal real estate consultant in Montenegro.
This means that you deal directly with me — from the first conversation about your plans through to the completion of the purchase and any questions that may arise afterwards.
I do not start with a property catalogue
When someone contacts me, the first thing I want to understand is why they are considering property in Montenegro.
For some, it is a future home.
For others, it is a place for the whole family to spend time together.
Some are considering a move, while others simply want the option of living by the sea in the future.
For some buyers, capital preservation and rental potential are more important.
These people may be looking at the same market for completely different reasons.
That is why I do not believe in starting with dozens of random listings.
First, we define the goal. Then we identify the right location. Only after that do we look at specific properties.
My job is not simply to sell you a property
My role is to help you make the right decision for your situation.
If a property fits your requirements, I will explain why.
If the price raises questions, I will point that out.
If there are aspects of the property that need attention before completing the purchase, I will tell you.
And if I believe that a particular property is not right for you, I will say that too.
Sometimes a good result for a real estate consultant is not a completed purchase, but helping a client make the decision not to buy the wrong property.
The final decision is always yours.
My role is to provide information, explain the relevant details and help you move through the process calmly and step by step.
More than 15 years working with real estate in Montenegro
Since 2011, I have watched Montenegro’s property market change as its towns and coastal areas have developed and buyer demand, prices and preferences have evolved.
Over the years, I have dealt with many different situations connected with property purchases:
- finding suitable properties;
- comparing alternatives;
- negotiating with sellers;
- arranging viewings;
- working with documentation;
- preparing and supporting transactions;
- and helping with practical questions after a purchase.
This experience allows me to look at a property not only from the seller’s perspective, but from the perspective of someone who is about to invest their money in it and make it part of their life.
Montenegro is a small country — but property needs to be chosen carefully
The distances between coastal towns may look small on a map, but the experience of living in them can be quite different.
Bar, Herceg Novi, Budva, Tivat, Kotor and other coastal communities each have their own character, pace of life, infrastructure and property market.
A location that is excellent for holidays may not necessarily be the most convenient for year-round living.
An apartment that looks attractive as a rental investment may not be the right choice for a family.
And a house that looks perfect in photographs may have practical aspects that only become apparent when you visit the property and its surroundings.
That is why I try to look at property in the context of the buyer’s future life — not simply as a list of features in an advertisement.
I stay available after the purchase
Buying property in another country does not end at the notary’s office.
After receiving the keys, questions may arise about renovation, maintenance, furnishing, technical work or the future use of the property.
Sometimes the owner simply needs help because they spend most of their time in another country.
That is why I believe it is important not to disappear once the transaction is completed.
I remain available and, where possible, help find a solution or the right local specialist.
I want you to feel confident not only when buying the property, but afterwards as well.
What people come to me for
MOVING TO MONTENEGRO
Choosing a location and property for your future life in Montenegro.
FAMILY
Finding a house or apartment that works for a family and several generations.
SECOND HOME
Choosing your own place by the sea for holidays and regular stays.
INVESTMENT
Considering property for capital preservation, personal use or rental.
You do not need to know exactly what you want to buy
If you are only beginning to explore Montenegro, that is perfectly normal.
You do not need to know the exact town, neighbourhood, property type or precise budget before contacting me.
We can simply start with a conversation.
Tell me why you are considering Montenegro, how you imagine using the property and what matters most to you.
We can then look at your situation and determine where it makes sense to start.
Your person in Montenegro
I am not trying to show you as many properties as possible.
I want to help you find a place that genuinely fits your life.
From the first conversation to the purchase — and beyond, whenever needed.
