Buying property in Montenegro is about more than choosing a property
Buying a home by the sea rarely starts with a particular apartment or house.
Usually, there is a different reason behind the search.
Some people are considering a move to Montenegro and want to understand where they would actually enjoy living throughout the year.
Others are looking for a home for themselves and their family — a place they can return to whenever they wish and gradually make their own.
For some, the goal is to preserve capital and own a property that can be used personally or rented out.
And some people are simply exploring Montenegro and want to understand whether buying property here makes sense for their plans.
That is why I start not with a catalogue of properties, but with understanding your situation
My name is Raushan Valeev
I have been working with real estate in coastal Montenegro since 2011.
Over the years, I have come to know the market not only through property listings and prices, but also through real transactions, negotiations, documentation, the differences between locations and the practical questions that often arise after a purchase.
Today, I work as a personal real estate consultant in Montenegro.
My role is not to show you as many properties as possible.
My role is to help you find the property that genuinely fits your goals, budget and future way of life.
Where does the property search begin?
Before looking at properties, we first clarify what you actually need.
What matters most to you?
- permanent living in Montenegro or seasonal use;
- a family house or an apartment by the sea;
- personal use or investment;
- a quiet town or a more active coastal environment;
- the possibility of renting the property out;
- proximity to the sea, everyday infrastructure, schools or healthcare;
- a ready-to-move-in property or something you can adapt to your needs.
These choices influence almost everything — from the location to the type of property.
That is why I do not send you dozens of random listings. I focus on properties that make sense for your particular situation.
Personal support at every stage

Staying in touch after the transaction is completed.
I am not interested in selling you just any property
If I believe that the price does not match the property, that the documentation needs additional attention, or that a particular property simply does not fit your plans, I will tell you openly.
Sometimes the most valuable result of my work is helping a client avoid buying the wrong property.
The final decision is always yours.
My role is to give you the information and practical support you need to make that decision with confidence.
Montenegro is small — but every location is different
Each coastal town has its own character, pace of life and practical advantages.
Bar suits some people.
Herceg Novi suits others.
Budva, Tivat, Kotor and the smaller coastal communities offer very different environments for living, spending time by the sea and investing in property.
That is why I do not start with the question: «What is currently on the market?»
First, we establish where and how you want to live.
Only then do we look at specific properties.
Buying the property is only the beginning
For someone buying property in another country, the day of completion is not the end of the process.
Once you have the keys, practical questions often begin:
- How do you organise work or repairs?
- Who can help with technical issues?
- How do you arrange property maintenance?
- What if you live in another country?
- How do you make the most of the property when you are not in Montenegro?
That is why I remain available after the purchase.
I want your property purchase to become the beginning of your life in Montenegro — not the end of the relationship on the day the contract is signed.
Your property should serve your life
Every buyer has a different reason for looking towards Montenegro.
1. MOVING TO MONTENEGRO
A home for permanent life by the sea.
2. FAMILY
A place where several generations can live comfortably and family can stay.
3. A SECOND HOME
Собственное пространство для отдыха и приездов в любое время года.
4. INVESTMENT
Property for capital preservation, personal use or rental.
Considering buying property in Montenegro?
You do not need to know the exact town, neighbourhood or property yet.
You can simply start with a conversation.
Tell me why you are considering property in Montenegro, how you plan to use it and what matters most to you.
I will help you understand the options and decide where it makes sense to start.
